Fair Housing & Accessibility
Last updated May 9, 2026
Plain-English version: I work with everyone, equally. If you need an accommodation to use this site or my services, ask and I'll make it happen.
Equal Housing Opportunity
I follow the federal Fair Housing Act and Indiana Civil Rights Law in every part of my work. I do not discriminate against any client, prospect, tenant, or buyer on the basis of:
- Race
- Color
- Religion
- National origin
- Sex (including sexual orientation and gender identity)
- Familial status (including pregnancy and the presence of children)
- Disability
- Ancestry
- Age (where applicable under state law)
- Veteran or military status
- Source of income (in jurisdictions where this is protected)
This applies to who I represent, the houses I show, the offers I help write, the lenders I introduce, and the way I respond to messages. If you ever feel I've fallen short of this, please tell me directly so I can address it.
Brokerage disclosure
I am a licensed real estate professional in the State of Indiana (RB19001857), affiliated with Roots Realty Co. and @properties (RC51100159). The brokerage office address is 6340 Westfield Blvd, Indianapolis, IN 46220. All offers, contracts, and representation paperwork are processed through the brokerage. The brokerage's own equal-housing and consumer-protection policies apply on top of mine.
Filing a fair-housing complaint
If you believe you've experienced housing discrimination — by me, by another agent, by a lender, or by a property owner — you can:
- Tell me directly, and I'll help you understand your options. ian@defelicehomes.com
- File a complaint with the U.S. Department of Housing and Urban Development (HUD): hud.gov/fair-housing-complaint or 1-800-669-9777.
- File with the Indiana Civil Rights Commission: in.gov/icrc or 1-800-628-2909.
Accessibility commitment
I want this site to be usable by everyone. The site aims to meet WCAG 2.1 Level AA as the baseline standard. That includes:
- Sufficient color contrast on text against backgrounds.
- Keyboard navigability on all interactive elements.
- Descriptive alt text on photos that carry meaning.
- Clear focus indicators for keyboard and screen-reader users.
- Forms with labeled inputs and error messages screen readers can read.
- Headings in a logical order so screen readers can scan the page.
This is an ongoing effort. The site is reviewed and improved regularly, but I know it's not perfect.
If you need an accommodation
If anything on the site or in working with me is hard to use because of a disability, please tell me. I will:
- Send any page's content in an alternate format (read-aloud audio, a plain-text Word document, large-print PDF) at no cost.
- Schedule a phone call or in-person meeting if the site or written communication isn't workable for you.
- Meet at a location of your choosing if a coffee-shop meeting isn't accessible.
- Bring an interpreter (ASL or a language other than English) if scheduled in advance.
To request an accommodation: ian@defelicehomes.com or call/text the number listed in your meeting confirmation. Please include what you need and the best way to reach you. I respond within one business day.
Reporting an accessibility issue
If you find something on the site that's broken for assistive technology — a button you can't reach with the keyboard, an image without alt text, a contrast that's too low — please email ian@defelicehomes.com or jarred@tuscanagency.com. Include the page URL and what was happening. We aim to fix accessibility-blocking issues within 14 days.
